In April 2026, 1,158 apartment purchase-sale transactions were concluded in Vilnius County, representing a 7.3% increase compared to the previous month and a 5.3% decrease compared to April last year. In Kaunas County, 541 transactions were recorded, which is 8.4% more than a month earlier and 14.4% less than a year ago. Meanwhile, in Klaipėda County, 437 transactions were concluded — 23.8% more than the previous month and 26.3% more than in April last year.
According to the housing price index “1PI” developed by 1Partner LT, the overall price level of apartments in the secondary market increased in April by 0.9% (€19/sq. m) in Vilnius, 0.8% (€11/sq. m) in Kaunas, and 0.5% (€7/sq. m) in Klaipėda.
On an annual basis, apartment prices in Vilnius rose by 4.7% (€95/sq. m) to €2,102/sq. m. In Kaunas, annual growth reached 5.0% (€65/sq. m), bringing prices to €1,380/sq. m. In Klaipėda, prices increased by 4.5% (€58/sq. m) to €1,340/sq. m.
In Vilnius central districts — Old Town, Naujamiestis, Žvėrynas, and Užupis — prices of older apartments increased by 4.6% (€146/sq. m) year-on-year to €3,296/sq. m. Over the month, prices rose by 0.7% (€24/sq. m).
In residential districts closer to the city center — Žirmūnai, Baltupiai, parts of Antakalnis and Šnipiškės — prices increased by 4.9% (€93/sq. m) annually to €2,001/sq. m. Monthly growth reached 0.9% (€19/sq. m).
In the southern part of Vilnius — Naujininkai and Vilkpėdė — prices rose by 3.5% (€61/sq. m) annually to €1,779/sq. m. Monthly growth was 0.7% (€13/sq. m).
In Soviet-era residential districts — Lazdynai, Karoliniškės, Viršuliškės, Justiniškės, Šeškinė and Fabijoniškės — prices increased by 5.0% (€79/sq. m) annually to €1,663/sq. m. Monthly growth was 1.1% (€18/sq. m).
In Pilaitė, prices increased by 4.0% (€66/sq. m) annually to €1,714/sq. m. Monthly growth reached 0.9% (€15/sq. m).
In northern Vilnius — Tarandė, Perkūnkiemis, Bajorai, Visoriai and Santariškės — prices rose by 5.3% (€109/sq. m) annually to €2,166/sq. m. Monthly growth was 0.9% (€18/sq. m).
In Kaunas Old Town and city center, prices increased by 4.6% (€94/sq. m) annually to €2,150/sq. m. Monthly growth was 0.7% (€14/sq. m).
In northern Kaunas, prices increased by 5.3% (€67/sq. m) annually to €1,327/sq. m. Monthly growth reached 0.8% (€11/sq. m).
In western Kaunas — Vilijampolė and Šilainiai — prices rose by 3.9% (€49/sq. m) annually to €1,304/sq. m. Monthly growth was 0.8% (€11/sq. m).
In Klaipėda Old Town and city center, prices increased by 4.6% (€82/sq. m) annually to €1,876/sq. m. Monthly growth was 0.5% (€9/sq. m).
In southern Klaipėda closer to the center, prices rose by 4.7% (€63/sq. m) annually to €1,383/sq. m. Monthly growth was 0.5% (€6/sq. m).
In more distant southern districts, prices increased by 4.6% (€50/sq. m) annually to €1,140/sq. m. Monthly growth was 0.5% (€6/sq. m).
In northern Klaipėda, prices increased by 4.1% (€76/sq. m) annually to €1,950/sq. m. Monthly growth was 0.6% (€12/sq. m).
According to Viktoras Račkovskis, Director of 1Partner LT, April data shows a clear strengthening of demand — transaction growth is observed across all major cities, while annual price growth is approaching 5%. The withdrawal of second-pillar pension funds is already having a tangible impact by increasing buyers’ purchasing power. Together with the expected reduction of the down payment requirement, this is strengthening demand. Given the limited supply in the secondary market, price growth is likely to accelerate.
